From 1 July 2025 ALL private rentals must comply with the healthy homes standards.
We now have less than one year to ensure that all private rental properties in New Zealand comply with the healthy homes standards.
Landlords who don’t meet their obligations under the healthy homes standards are in breach of the Residential Tenancies Act 1986 and they may be liable for exemplary damages for committing an unlawful act of up to $7,200 payable to the tenant, in addition to paying compensation.
Harcourts property managers have worked diligently to meet the compliance timeframes for all properties under our management and have met the standards earlier whenever possible. Dry, warm, healthy homes benefit both landlords and tenants, starting with the Smoke Alarms and Insulation Regulations introduced in 2016, and then the Healthy Homes Standards Regulations in 2019, we are experiencing a reduction in the reports of mould and other related maintenance issues that arise from properties with inadequate insulation, draught and/or ventilation issues etc.
We are proud of the hard work our property managers do to meet these standards, and we encourage any landlords who still have work to do, to speak to their property manager today, so they can get compliant as soon as possible to avoid any financial penalties, and enjoy the benefits of renting a healthy homes compliant property.
