With Spring here, it’s time for us to shed our winter coats and start looking forward to the warm summer months. And along with many of us needing some maintenance after a long cold winter to get ourselves beach ready, so too do our rental properties.
Depending upon what was agreed with your tenants at the beginning of a tenancy, tenants are usually only responsible for keeping the property ‘reasonably clean and tidy’, which includes mowing the lawns and weeding the gardens. Any other garden maintenance, such as tree, hedge and/or shrub trimming, is the obligation of the landlord.
Spring is a great time to invest in the external washing of the building including any paths, driveways or fencing to remove the winter mildew or lichen that can build up over the colder months. It is also a great time to ensure that your gutters are clear, which is a part of general property maintenance and continued compliance requirements of the healthy homes moisture ingress and drainage standard.
